Property assessment in the Val-Saint-François MRC
Every three years, the MRC must prepare a property assessment roll for all local municipalities within its territory. It uses the services of Jean-Pierre Cadrin & Associés to conduct this municipal assessment.
Property assessment should not be confused with tax bills. The property assessment roll is an inventory of buildings in the territory that indicates the value of each property based on its actual value and real estate market conditions on a given date. The tax bill establishes the revenue to be collected on each property by multiplying the municipal assessment of a property by the municipal tax rate.
The Val-Saint-François MRC Assessment Department is responsible for filing and maintaining property assessment rolls. The Assessment Department operates within a legal framework governed by the Municipal Taxation Act (F-2.1).
The property assessment roll is an inventory of all buildings located within a municipality. The roll determines the value of a building, which is subject to the concept of the actual or market value of a property on a given date. It includes all residential, commercial, industrial, institutional, and agricultural properties, as well as vacant lots. The assessment roll forms the basis for municipal taxation.
